The line every pro-forma rebuilds by phone

Impact fees run from nothing to more than $50,000 on a single house, change every January or July, and are published as a PDF on each city’s own site. Builders, land teams and feasibility consultants rebuild that table by hand, per site. Nobody maintains it as a series.

From the source, not a survey

Each row is read from the jurisdiction’s published schedule and carries the URL and page it came from. No estimates, no averages, no “requires confirmation”.

At the grain the city prints

Service areas, square-foot tiers, meter sizes, maximum-assessable versus collected, effective windows, footnotes — kept, not flattened.

Keyed to Census GEOIDs

Every jurisdiction is a Census place or county code, never a name string, so Dublin, CA never collides with Dublin, OH and a renamed city stays joined.

Deterministic and re-run monthly

Schedules are re-fetched on a schedule; a re-issued document lands as new rows under its own effective date and the old rate stays on file.

What a row holds

One row per published fee line: a jurisdiction’s fee, for a land use, per unit, in a service area, from an effective date. columns under an enforced contract.

Each bar is a jurisdiction’s own per-dwelling-unit impact fees for a single-family home, in force today, as it prints them — segments are the separate fees. Smallest size tier where a city tiers by house size; utility capacity charges and zone-specific rates are in the data, not in this picture.
